SBA loans are fully amortizing — each payment covers interest plus a slice of principal, so the balance reaches zero by the end of the term. Two levers move your monthly payment the most:
- Term length — real estate can stretch to 25 years, dramatically lowering the payment.
- Rate — SBA 7(a) rates are usually tied to the Prime rate plus a spread; 504 uses a long-term fixed rate.
